
The home features a contemporary architectural design with four bedrooms, two full bathrooms, a garage, large impact-resistant windows, and high-quality interior and exterior finishes. The project was designed to deliver a clean, modern family home while overcoming the challenges of a sloping site and maintaining the client’s budget.
The primary goal was to build a modern, durable, high-quality family home with a clean architectural finish. The client wanted the home to make full use of the land while maintaining a modern aesthetic, staying within budget, and sourcing premium materials such as hurricane-resistant windows, doors, tiles, vanities, smart locks, lighting, balcony railings, fencing, and exterior ceiling finishes.
A major goal was also to reduce material costs without compromising quality, which was achieved through GBS’s overseas supplier network.
The project site presented several challenges because the land was sloping. The original plan was for the house to sit flush with the earth, but the owner later decided to push the house approximately six feet back. This required additional site adjustment, including a stepped terrace, backfilling, and the construction of a retaining wall.
Another challenge was preserving the modern aesthetic of the home. A traditional step design would have affected the clean, modern look of the building, so GBS designed a walkway connecting the house to the retaining wall instead. Budget control was also a key challenge, especially with the retaining wall and the need for high-quality imported materials.

GBS used a practical project management approach to adjust quickly to site changes and client decisions. The team handled the excavation, trucking, terrace preparation, backfilling, and retaining wall solution.
To keep the project within budget, GBS avoided a more expensive steel-intensive retaining wall design and instead used hundreds of large rocks, tarish, and concrete to create a strong and cost-effective wall. GBS also incorporated a fence system on top of the retaining wall to improve safety and complete the exterior look.
GBS sourced the stone finishes, windows, interior and exterior doors, aluminum fencing, bathroom vanities, glass balcony railings, smart locks, lighting, tiles, and WPC wood finishes for exterior ceilings through its network of reputable overseas suppliers. This allowed the client to access premium-quality materials at significantly lower prices than local sourcing.
The project achieved a modern, high-quality residential finish while staying within the client’s budget. Through GBS’s procurement network, the client saved up to approximately 65% on selected materials compared to sourcing them locally.
The home now features durable, premium materials, including triple-tempered hurricane impact-resistant aluminum-grade windows, modern doors, aluminum fencing, glass railings, smart locks, modern lighting, and high-end finishes. GBS successfully coordinated construction, excavation, trucking, material sourcing, and project management to deliver a strong, modern, and visually appealing home.
